Light industrial units proposed for Rhodes Street

A Carson City developer is proposing to build light industrial units on Rhodes Street in South Carson City on a two-acre site zoned for both industrial and residential.

Carson City Senior Planner Jennifer Pruitt said issues often arise with such projects because the zoning is mixed. It is called a "friction zone."

"This development requires a special-use permit so it must go to the planning commission for a public hearing," she said.

Sierra Structural & Development Enterprises LTD managing member Bryce Edgar said the company considered building residences on the parcel, but then decided two light industrial buildings would better fit the area.

"This would help generate business tax revenue for Carson City and property tax," he said. "We (company members) felt residential wouldn't work there."

The eight units would be located between Rhodes and Betts streets. Greenhouse Garden Center is north of the property and several homes are to the south. Private land owners are on the west, and Silver Hills Community Church owns property to the east.

Several light industrial businesses are located on Curry Street. Edgar said many businesses are looking to buy space in the buildings, including DEK Electric.

He said the city recommended that Sierra Structural obtain a special-use permit rather than a zone change. That would give the city more control over land use in that area.

Edgar's last development was the Kerinne Court subdivision on Baker Drive in Carson City, which is 14 homes.

"I'm willing to work with the city and I'm wanting to do what's best for the city and residents," he said.
