Entry-level home development breaks ground in Carson City

A new development of townhouses planned on Carson City’s State Street broke ground Wednesday.

Mills Landing will comprise 105 two-story, single-family attached homes on 7.9 acres between Long and William streets, the first entry-level homes for purchase planned in Carson City in a decade, said Mayor Bob Crowell.

“It’s been 10 years since we built affordable housing here,” said Crowell. “I’d like to thank the developer for stepping up and building it.”

Mills Landing is being constructed by CC Builders, a partnership formed for the project by Sam Landis, Rob McFadden and Mark Turner.

“We wanted to present a product for the people working here now,” said Turner.

The houses will be priced starting in the low $200,000s, said Turner, and be offered in three floor plans consisting of two- and three-bedroom models.

Turner said townhouses are popular throughout the west, but were a “pariah” here until changes were made to the state’s construction defect laws.

“A few years ago, it was guaranteed you’d be sued,” after building a townhouse development, said Turner.

RCM Realty Group will be selling the houses, which will be ready beginning in the fall.

The project is three or four months behind schedule, said Turner, due to the weather. Site work, starting now, should take three or four months with the first building permits issued in July, he said.

Crowell and Supervisors Lori Bagwell and Brad Bonkowski attended the groundbreaking, as did Mogel Minded Productions, a Carson City video production company that’s filming the project’s ongoing construction using a drone.
