In the Matter of the Guardianship of Lucy Granata; 20 GRD 00069 1B; Notice of Private Sale; Notice of Hearing to Confirm Sale 

PLEASE TAKE NOTICE that the private sale of real property and the hearing before the Court to confirm the private sale of the Protected Person’s property located in Carson City, Nevada will take place on the 17th day of May, 2021, at the hour of 8:30 a.m. at the First Judicial District Court of the State of Nevada located at 885 E Musser Street, Carson City, Nevada, 89701, in Department I thereof. The Protected Person’s property is described as 486 W. Long Street, Carson City, Nevada, 89703; Carson City, Nevada Assessor’s Parcel Number: 001-142-10. 

The Guardian will sell all of the rights, title and interest of LUCY GRANATA, an Adult Protected Person, that the estate has acquired by operation of law or otherwise. At the sale the person presenting the highest offer to purchase the property will be selected, and after selection submitted to the Court for confirmation or approval of the sale. 

All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least Five Thousand Dollars ($5,000.00) may be obtained. 

The Court will conduct a hearing at or immediately after the sale to confirm the highest bid offered. See NRS 159.146 

The sale will be made on the following terms: 

Purchase price: $315,000.00 

Deposit: $2,000.00 

Escrow Costs: 50% Seller/50% Buyer 

Transfer Tax: 50% Seller/50% Buyer 

Buyers’ funding/Savings: $313,000.00 

Title Insurance: Owner’s Policy paid by Seller 

Offer is an “as is, court approved sale”, no warranties or guaranties. 

Buyers to pay for all inspections desired. 

Escrow to close within 10 days if Court approves. 

Bids or offers are invited for said property to and including 8:30 a.m. on 17 May, 2021. 

The Guardian of the Estate reserves the right to accept or reject any and all bids.
