 NOTICE OF PUBLIC HEARING 

NOTICE IS HEREBY GIVEN that two public hearings will be held in the Churchill County Administration Complex, 155 North Taylor Street, County Commission Chambers, Fallon, Nevada: 

1. Starting at approximately 7:00 p.m. on Wednesday, March 9, 2022, the Churchill County Planning Commission will hold a public hearing on the request below. 

2. At approximately 1:15 p.m. on Wednesday, April 20, 2022, the Board of County Commissioners will hold a public hearing on the request below. 

Bill 2022-A Ordinance 27, 32, and 39 - TITLE: AN ORDINANCE ADDING A NEW ZONING DISTRICT DESIGNATION TO TITLE 16 WHICH SHALL BE KNOWN AS INTENSIVE MULTI-FAMILY RESIDENTIAL DISTRICT (R-3) AND SETTING FORTH THE USES FOR SUCH DISTRICT AND ESTABLISHING DEVELOPMENT STANDARDS AND REQUIREMENTS FOR ALL TYPES OF MULTI-FAMILY DEVELOPMENT IN ALL ZONING DISTRICTS 

SUMMARY: This ordinance adds a new zoning district designation to Title 16 of the Churchill County Code titled “Intensive Multi-Family Residential District (R3),” adds allowed uses for the new zone into the Use Table, adds development standards for this new district in the dimensional standards table, and establishes the development standards and approval requirements for multi-family construction in all districts. These changes address items such as allowable density, required setbacks, amenities, height restrictions, open space, and other associated matters. Maximum density for the R3 district will be 16 units per acre, increasing to 24 units per acre with bonus densities under a Planned Unit Development. Changes are made to the R-2 zoning district and its dimensional standards to coordinate it with the new R-3 zoning district. Changes are made to the Planned Unit Development standards to coordinate them with other changes in this ordinance. Other changes are made to the two existing tables of dimensional standards for other zoning districts by combining them into one table, correcting errors, clarifying and streamlining the tables, and simplifying the dimensional standards for cluster developments. 

If you cannot attend the Planning Commission meeting, written comments may be submitted to the Public Works, Planning & Zoning Department, 155 N Taylor St, Suite 194, Fallon, NV 89406, before 4:00 p.m., on March 8, 2022. If you cannot attend the Board of County Commission meeting, written comments may be submitted to the Clerk/Treasurer’s Office, 155 N Taylor St, Suite 110, Fallon, NV 89406, before 4:00 p.m. on April 19, 2022. A copy of the Bill is on file and available for public inspection at the Churchill County Public Works, Planning & Zoning Department. We will also post a scanned copy of the Bill with the Planning Commission agenda on March 3, 2022 on the county website at www.churchillcountynv.gov under Agendas & Minutes. The Planning Commission will make a recommendation to the Board of County Commissioners, who will make a final decision.
