Sales of existing single-family homes in Carson City saw a jump in April compared to March while median sales prices dipped, according to a news release from Sierra Nevada Realtors.
In April, Carson City had 58 sales of existing single-family homes, a 7.4 percent increase from the previous month but a 6.5 percent decrease from the same time last year.
The median sales price for existing single-family homes in Carson was $520,000, a decrease of 3.3 percent from the previous month and a decrease of 1.4 percent from the previous year.
The active inventory in Carson in April was 93 homes, an increase of 14.8 percent from last month and a decrease of 25 percent from last year.
“April’s housing market remained steady compared to last month,” said SNR President Leandra Carr. “This stability in pricing, combined with growing buyer activity, suggests the market is gaining confidence without overheating, a sign that both buyers and sellers are finding common ground.”

Churchill County
Churchill County had 24 sales of existing single-family homes, an increase of 9.1 percent from the previous month and an increase of 4.3 percent from last year. The median sales price for existing single-family homes was $402,450, an increase of 0.6 percent from the previous month and an increase of 4.5 percent from last year.
Douglas County
Douglas County had 66 sales of existing single-family homes, an increase of 57.1 percent from the previous month and an increase of 15.8 percent from last year. The median sales price for an existing single-family residence was $716,500, a decrease of 1.8 percent from the previous month and a decrease of 9.3 percent from last year.
Lyon County (includes stick-built, single-family dwellings and manufactured homes)
Lyon County had 91 sales of existing single-family homes and manufactured properties, a decrease of 18.8 percent from the previous month and a decrease of 1.1 percent from last year. The median sales price for existing single-family homes and manufactured properties was $396,990, a decrease of 3 percent from last month and an increase of 4.3 percent from the previous year.
Washoe County (excluding Incline Village)
Washoe County, excluding the area of Incline Village, saw 567 new listings and 380 closed sales. The median sales price for existing single-family homes in Washoe County was $585,000, an increase of 2.6 percent from the previous month and an increase of 3.5 percent from last year. The active inventory was 876 homes, an increase of 6.6 percent from last month and an increase of 39.5 percent from last year.
