Supply One site has interested developers, with conditions
Owners of the now-empty Supply One property have in hand a letter of intent from a new developer, but the agreement hinges on what the city does with surrounding streets.
A decision could come tonight at the Carson City Regional Transportation Commission meeting.
“I have a letter of intent on the building and also have others looking,” said real estate agent Bruce Robertson of Gold Dust Commercial Associates.
Robertson, spokesman for the Oregon partners who own the property at 3800 South Carson St., would not identify the companies showing interest but said they were “large-box retailers.”
“The deal hinges on access to (Highway) 395,” he said.
The Supply One building has remained empty since the Reno-based home improvement chain declared bankruptcy two years ago. Since then, difficult access and parking have cooled interest in the property.
Tonight the transportation commission will discuss improvements to South Curry Street from Koontz Lane to Clearview Drive. Improvements to Curry, which runs behind the Supply One property, could help access to Highway 395 from the back of the lot.
Developers would also like to see a traffic signal at Highway 395 and Eagle Station Lane, Robertson said, enabling shoppers to turn left onto the lot from northbound traffic and turn left back onto the highway.
The transportation commission will also consider widening Roop Street, an alternative route through town, and extending Stewart Street to make it a better alternative route.
However, there are not enough funds to do everything.
Because of the uncertainty of whether Curry Street will see any improvements in the near future, there is no timeline for street work around the Supply One property.
Without a commitment from the city to do street improvements, there’s also no timeline as to when a new retail business might move into the Supply One building, Robertson said.
