Sales of existing single-family homes in Carson City slipped in September compared to the previous month and the same time period in the previous year, according to data released by Sierra Nevada Realtors on Oct. 10.

Carson City saw 48 sales of single-family homes, representing a decrease of 11.1 percent from the previous month and a smaller 2 percent drop from September of last year.

The median sales price in September of $507,500 is an 8 percent increase from August but still a 7.7 decrease year-over-year.

The existing condominium/townhome median sales price in September in the capital city was $300,000, an increase of 17.6 percent from last year but down 13 percent from August.

“Right now, Northern Nevada is seeing a tough market in regard to home affordability, with the median home price sitting at $545,000,” Christie Fernquest, co-president of Sierra Nevada Realtors, said in a news release. “But it’s important to keep in mind that this isn’t the highest it’s been in the area historically, and it doesn’t mean it’s the wrong time to sell or buy. There are still options out there; it would just take a little more time in terms of pace.”

“The best advice for those looking to buy or sell during this time would be to make sure you connect with a Realtor and a mortgage expert to find out where you stack up as you enter the market,” added Sara Sharkey, SNR co-president. “You may be surprised to find out what options are available to you in regard to lending, home loans and etcetera. Being prepared will only make the home buying or selling process more approachable.”

SNR provided September data for other counties:

• Washoe County (excluding Incline Village)

Washoe County saw 412 new listings and 370 closed sales. The median sales price for an existing single-family residence in Washoe County was $572,000, a decrease of .5 percent from the previous month and an increase of 7.9 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in September was $332,500, a decrease of 4.3 percent from last year.

• Lyon County (Includes manufactured and single-family residences)

Lyon County had 40 sales of existing single-family homes and manufactured properties, a decrease of 35.5 percent from the previous month and a decrease of 41.2 percent from last year. The median sales price for an existing manufactured and single-family residences was $423,995, an increase of 12.3 percent from last month and an increase of 22.7 percent from the previous year.

• Churchill County

Churchill County had 14 sales of existing single-family homes, a decrease of 46.2 percent from the previous month and a decrease of 58.8 percent from last year. The median sales price for an existing single-family residence was $353,000, an increase of 1.2 percent from the previous year but a decrease of 8.3 percent from August.

• Storey County

Storey County had two sales of existing single-family homes, a decrease of 60 percent from the previous month and a decrease of 77.8 percent from last year. The median sales price for an existing single-family residence was $453,451, a decrease of 9.8 percent from the previous month and a decrease of 27.4 percent from last year.

• Douglas County

Douglas County had 56 sales of existing single-family homes, a decrease of 5.1 percent from the previous month and a decrease of 1.8 percent from last year. The median sales price for an existing single-family residence was $635,000, a decrease of 9.9 percent from the previous month and a decrease of 5.2 percent from last year.
