Carson home sales and prices down in August

Carson City single-family home sales and prices dipped in August, according to data released by Sierra Nevada Realtors.

The trade group reported Wednesday that Carson City had 53 sales of existing single-family homes in August, a decrease of 3.6 percent from the previous month and a decrease of 5.4 percent from last year. The median sales price for an existing single-family residence in Carson City was $465,000, a decrease of 8.8 percent from the previous month and a decrease of 9.2 percent from the previous year.

“As we head into the fall, it’s a good time to reach out to a Realtor to plan your buying and selling ahead before the cold seasons begin,” said Christie Fernquest, co-president of Sierra Nevada Realtors. “As the market naturally slows down during the colder months, we recommend that sellers use this time to prepare their homes for the market.”

Prices for condos/townhomes in the capital city increased in August. The existing condo/townhome median sales price was $345,000 — an increase of 3 percent from last year and 7.8 percent from July.

Besides Caron City, SNR released the following August reports for each area:


Washoe County (excluding Incline Village)

Washoe County saw 531 new listings and 426 closed sales. The median sales price for an existing single-family residence in Washoe County was $575,000, an increase of .5 percent from the previous month and an increase of 2.3 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in August was $339,000, an increase of 3 percent from last year.


Lyon County

Lyon County had 88 sales of existing single-family homes, a decrease of 2.3 percent from the previous month and an increase of 32.3 percent from last year. The median sales price for an existing single-family residence was $380,000, a decrease of .2 percent from last month and a decrease of 10.6 percent from the previous year.


Churchill County

Churchill County had 26 sales of existing single-family homes, an increase of 62.5 percent from the previous month and an increase of 13 percent from last year. The median sales price for an existing single-family residence was $385,000, an increase of 18.5 percent from the previous month and an increase of 5.5 percent from last year.


Storey County

Storey County had five sales of existing single-family homes, a decrease of 50 percent from the previous month and a decrease of 16.7 percent from last year. The median sales price for an existing single-family residence was $503,000, an increase of 3.2 percent from the previous month and a decrease of 9 percent from last year.


Douglas County

Douglas County had 58 sales of existing single-family homes, a decrease of 3.3 percent from the previous month and a decrease of 7.9 percent from last year. The median sales price for an existing single-family residence was $700,000, a decrease of 4.3 percent from the previous month and an increase of 13.8 percent from last year.
