The Board of Supervisors on Thursday will take up several recommendations from the Planning Commission, including a planned unit development at Lompa Ranch.
The tentative PUD is on 41.6 acres east of Interstate 580 and includes 137 single-family lots, a 3-acre dog park, and 10 acres set aside for a future school. Part of the property is zoned multifamily apartment.
The property on the east side of Lompa Ranch is prone to flooding and the developer will have to work with the Army Corps of Engineers and the Federal Emergency Management Agency to remove it from the floodplain, and provide a storm drainage system that will be maintained by a landscape maintenance or home owners association.
The Planning Commission approved it on a 4-2 vote and there are 81 conditions attached to the approval, many concerning storm drainage.
Also from the Planning Commission, the board will vote on a one-foot by 170-foot right of way abandonment on the north side of Fifth Street between Curry and Carson streets by Jack’s Bar, and a zoning change to general commercial for property on Carson Street at Hot Springs Road.
The board will consider some large infrastructure contracts. One is a $332,233 contract with V&C Construction, Inc., to replace a sewer line on Ann Street, between Division and Carson streets, and related work, and a $467,507.70 contract with Sierra Nevada Construction, Inc., to make storm drain improvements near the Nevada Department of Motor Vehicles.
The supervisors will also vote to authorize the mayor to sign an agreement with Carson City Nissan RE LLC to reimburse $94,000 to the new car dealer for sewer and water line work it’s doing at its upcoming location at 2750 S. Carson St.
The board will vote to take two corrective actions for fiscal year 2017-2018: an adjustment to the Ambulance Fund, in which expenses exceeded appropriations by $561,459, and an adjustment based on a changed depreciation schedule which caused the Sewer Fund expenses to exceed appropriations by $841,996.
The supervisors will vote to approve policies for the city’s work on legislative matters during the upcoming session of the Nevada Legislature, and appoint one new member each to the Planning Commission and the Redevelopment Authority Citizens Committee.
This will be the board’s first meeting in the Sierra Room since the room was reequipped with new audio and visual gear.
