Ask friends and business associates for Realtor recommendations, and then select a few professionals to interview in order to determine the best fit for you. A good agent will be in tune with the local market, and will implement an effective, customized marketing program.

Price it Right

One of the major obstacles in selling a home quickly is an unrealistic price tag. An overpriced home tends to sit on the market longer, even after several price reductions, because buyers think there may be something wrong with it. Your Realtor has access to valuable information that can help you set a competitive price from the very start.

Make the First Impression Count

Spruce up the exterior of your house with fresh flowers, a well-manicured lawn, and clean walkways and driveway. As the old saying goes, “You never get a second chance to make a first impression.”

Take Great Pictures

Posting high quality photos that best showcase your home is extremely important especially considering that 44% of recent buyers started their search for a new home online. This information is based on a recent survey completed by the National Association of Realtors.

Move Out Extra Furniture

Even though it is an added cost, renting a storage unit for a couple of months is money well spent. Too much furniture makes a home seem smaller. Also, take down knickknacks from shelves and counter tops and store them away; and remove counter top appliances you do not use every day to make rooms appear larger.

Deep Clean

Most sellers do a good surface clean. However, now is the time to go the extra mile. Clean appliances inside and out, vacuum and wipe down the inside of closets, wash windows, and remove dirt and dust from walls and baseboards. If you are unable to perform a deep cleaning by yourself, hire a professional.

Make Your Home Available for Showings

When a potential buyer sees your home online, they will want to see it in person as soon as possible. Set-up your home so you can leave the property on short notice. Make your home easy to be seen. The one showing you turn down, could be your buyer!
