NOTICE OF SALE OF REAL PROPERTY IS HEREBY GIVEN THAT Dawn Miller, in her capacity as Special Administrator of the Estate of Fred Mountain Hodgson (“Seller”) will sell the real property located at 127 Desert Springs Lane, Fernley, Nevada 89408 (APN: 020-641-01). The real property will be sold by public sale after the first date of publication. The sale of this property will be AS IS, WHERE IS, AND WITHOUT ANY WARRANTIES OF ANY NATURE. Seller warrants neither the mechanical soundness of the improvements to the real property nor any portion of the structures themselves. Moreover, Seller does not warrant the mechanical soundness of any personal property located upon the real property that is subject to this Sale. The purchaser can have no expectation of a Real Property Disclosure Form and will be required to waive the tender of one in writing. Moreover, the sum of no less than $500.00 shall be required as earnest money. The earnest money shall become non-refundable and shall immediately be released to the Seller upon the entry of the Court’s required confirmation of any proposed sale. Any purchaser is hereby advised that at the confirmation hearing, the Court must entertain bids from other individuals whether or not the original purchaser is present.
