 NOTICE OF HEARING 

NOTICE is hereby given that MELVIN PHILLIPS and DON PHILLIPS, Personal Representatives of the Estate of CAROLE ROSALIE PHILLIPS also known as CAROLE R. PHILLIPS, deceased, have filed in this Court their Petition to Confirm Sale of Real Property, and a hearing has been set for the 6^th day of December, 2023, at 1:00 p.m., or as soon thereafter as counsel may be heard, at the courthouse of the Second Judicial District Court, 75 Court St., Reno, NV 89501, in Case No. PR20-00287. The Petition contains a prayer for an Order authorizing the following: 

1. Authorization for the Personal Representatives to complete the sale of the below described property, at a gross sale price of Three Thousand Five Hundred Dollars ($3,500.00) or the highest amount bid, to the highest bidder, and if none, then in accordance with the offer set forth in this Petition for the real property described as follows: 

The parcel is lying and being in the county of Lyon, State of Nevada, having Assessor’s Parcel Number 18-522-10, and more particularly described as follows: 

Lot 30, as shown on the Official Map of Valley View Subdivision No. 2 recorded in the Official Records of Lyon County, Nevada on November 7, 1955 as Document NO. 69359. 

Confirmation of the sale of the above-described real property, to NORTHWEST L.A. PROPERTIES, a Utah LLC (or nominee), as Buyer, for a total purchase price of Three Thousand Five Hundred Dollars ($3,500.00) cash at close of escrow, and on the terms and conditions more particularly described in the Petition filed in the above-referenced matter. 

The proposed sale of real property herein described must be authorized ad confirmed by this Court pursuant to NRS 148.060 before escrow may close and title may pass to the Buyer. 

Any persons, pursuant to NRS 148.270, desiring to bid on the fee interest of the decedent’s real property, are notified to appear at the above time and place and initially bid an amount of Five Thousand Dollars ($5,000) or more in excess of the state purchase price of Three Thousand Five Hundred Dollars ($3,500.00). 

This hearing will be conducted by conference call only. Any person who wishes to be heard on this matter shall obtain the public dial-in number and Meeting ID by visiting https://www.washoecourts.com/Probate, or by calling (775) 328-3100, at least two days in advance of the hearing. The matter will be approved without further hearing unless an objection is filed, or a qualifying bid received. You need not appear unless you wish to object or to make a bid in open court.
