Carson City home prices dip in January

The median sales price for an existing single-family residence in Carson City fell in January to $500,000, according to data released by Sierra Nevada Realtors on Feb. 6.

In a news release, SNR said the median sales price in Carson was a 1.5 percent drop from December and a 9.1 percent drop from the same period last year.

A total of 31 sales of single-family homes in Carson represented a 13.9 percent decrease from December but a 47.6 percent increase from January 2023.

Furthermore, the existing condo/townhome median sales price in the capital city came in at $295,000 in January, a decrease of 2.2 percent from the same month last year.

“The start of 2024 showed us some gains in the market compared to January 2023,” said Robert Bartshe, 2024 SNR president.

The trade group reported data for other counties as well:

• Washoe County (excluding Incline Village)

In January, Washoe County saw 317 new listings and 245 closed sales. The median sales price for an existing single-family residence was $535,000, a decrease of 5.4 percent from the previous month and an increase of 4.9 percent from the same month last year. The median sales price of an existing condominium/townhome in January was $345,000, up 7 percent from the same month last year.

• Lyon County (includes manufactured and single-family residences)

In January, Lyon County had 68 sales of existing single-family homes and manufactured properties, a decrease of 10.5 percent from the previous month and an increase of 38.8 percent from the same period in 2023. The median sales price for existing manufactured and single-family residences was $367,500, a decrease of 7.2 percent from the previous month and an increase of 2.4 percent from the previous year.

• Churchill County

In January, Churchill County had 22 new listings, a 15.8 percent increase from the previous month and a decrease of 4.3 percent from the previous year. The median sales price for an existing single-family residence was $382,500, an increase of 4.9 percent from the previous month and an increase of 13 percent from the previous year.

• Storey County

In January, Storey County had four sales of existing single-family homes, an increase of 100 percent from the previous month. The median sales price for an existing single-family residence was $520,000, an increase of 13.2 percent from the previous month and a decrease of 23.8 percent from last year.

• Douglas County

In January, Douglas County had 47 sales of existing single-family homes, an increase of 11.9 percent from the previous month and an increase of 62.1 percent from the same period last year. The median sales price for an existing single-family residence was $773,817, an increase of 12.3 percent from the previous month and an increase of 14.6 percent from the previous month.
