NOTICE OF TRUSTEE’S SALE

WHEREAS, J WILCOX LLC, a Nevada limited liability company, is the

owner and holder of that certain obligation evidenced by a Promissory

Note dated August 12, 2022, and secured by that certain real property

as evidenced by a Deed of Trust executed by ANTHONY EDWARD

GARCIA, an unmarried man, Trustor, to STEWART TITLE COMPANY,

a Texas limited liability company, registered foreign limited liability

company in the State of Nevada, Trustee for J WILCOX LLC, a Nevada

limited liability company, Beneficiary, which Deed of Trust was dated

August 12, 2022 and recorded August 15, 2022, as Document No.

497835, Official Records, Churchill County, Nevada; and

WHEREAS, AUTOMATIC FUNDS TRANSFER SERVICES, INC.,

a Washington corporation, dba ALLIED TRUSTEE SERVICES, was

substituted as Trustee under said Deed of Trust in the place and stead of

STEWART TITLE COMPANY, by document recorded October 13, 2023,

as Document No. 504339, Official Records, Churchill County, Nevada;

and

WHEREAS, default has been made by said Trustor in the payment of the

debt evidenced by the Promissory Note for which said Deed of Trust is

security, and the said J WILCOX LLC, a Nevada limited liability company,

did cause Notice of Default and Election To Sell under said Deed of Trust

to be recorded on October 13, 2023, as Document No. 504340, Official

Records, Churchill County, Nevada; and

WHEREAS, on February 15, 2024, a certificate was issued by the State

of Nevada Foreclosure Mediation Program, authorizing the foreclosure

process to continue, which certificate is being recorded concurrently or

substantially concurrently herewith, and;

WHEREAS, have made demand upon said Trustee that said Trustee

proceed to sell the land and premises described in said Deed of Trust;

NOW, THEREFORE, pursuant to said demand, and in accordance

with the terms and under the authority of said Deed of Trust, said

AUTOMATIC FUNDS TRANSFER SERVICES, dba ALLIED TRUSTEE

SERVICES, as such Trustee, does hereby give notice that on the 27th

day of March, 2024, at the hour of 11:00 o’clock A.M. on said day, at

the front entrance to the Churchill County Courthouse, located at 73 N.

Maine Street, in Fallon, Nevada, said Trustee will sell at public auction

to the highest bidder, for current lawful money of the United States of

America, all that certain real property situate in the County of Churchill,

State of Nevada, that is described as follows:

A parcel of land located in a portion of the Northwest 1/4 of Section

19, Township 19 North, Range 27 East, M.D.B.&M., bounded and

described as follows:

Commencing at the North quarter corner of said Section 19; thence

South 00º54’ West a distance of 1331.09 feet, to a 1/16th corner, the

true point of beginning; thence North 89º15’30” West along the 1/16th

line a distance of 1368.97 feet; thence South 30º06’00” East a

distance of 603.61 feet to the Northerly right of way of U.S. Highway

50; thence along a curve to the right having a radial bearing of South

27º36’53” East, an arc length of 1169.68, a radius of 10100.0 feet,

and a central angle of 6º38’14”; thence North 00º54’ East a distance

of 23.37 feet, to the true point of beginning.

NOTE (NRS 111.312): The above metes and bounds description

appeared previously in that certain document recorded March 2,

2012, under Document No. 425752, Official Records.

TOGETHER WITH the improvements thereon, and all and singular

the tenements, hereditaments and appurtenances thereunto belonging

or appertaining, and the reversion and reversions, remainder and

remainders, rents, issues and profits thereof.

The property address is purported to be 12224 Carson Highway,

Fallon, Nevada. The current outstanding principal balance is

approximately $228,753.20, which is owed together with interest, late

charges, advances, interest on advances, foreclosure fees and costs,

and other expenses or costs not herein disclosed. The opening bid

amount may be more or less than the outstanding principal balance as

indicated.
