According to data released by Sierra Nevada Realtors on Dec. 12, homes sales in Carson City were flat in November as compared to the previous month.

Carson City had 42 sales of existing single-family homes, the same as October, and a decrease of 14.3 percent from the same month last year.

The median sales price for an existing single-family residence was $509,975, a decrease of 12.8 percent from the previous month and an increase of 8.5 percent from the previous year. The existing condominium/townhome median sales price in Carson in November was $405,000, an increase of 29.6 percent from the same month last year.

SNR includes Washoe, Storey, Lyon, Douglas and Churchill counties, along with Carson City. It obtains information from the Northern Nevada Regional Multiple Listing Service, according to a news release.

“Home buyers are finding more opportunities to buy in the current market, given lowering prices across Northern Nevada,” said Sara Sharkey, co-president of SNR. “This, combined with the fact that the median number of days to contract is up a combined 12.9 percent across the counties, makes the market more accessible to buyers during this season.”

“We are seeing more buying power for buyers today; however, it doesn't make it a bad time to sell,” said Christie Fernquest, co-president of SNR. “Sellers can still find high value in selling in Northern Nevada as a whole during the winter months. Washoe County (excluding Incline Village)

In November, Washoe County saw 268 new listings and 318 closed sales. The median sales price for an existing single-family residence in Washoe County was $555,413, a decrease of 3.4 percent from the previous month and an increase of 1 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in November was $339,900 — up 8.6 percent from last year.


Lyon County (includes manufactured and single-family residences)

Lyon County had 87 sales of existing single-family homes and manufactured properties, an increase of 3.6 percent from the previous month and a decrease of 1.1 percent from last year. The median sales price for existing manufactured and single-family residences was $367,500, an increase of 7.1 percent from last month and a decrease of 10.6 percent from the previous year.


Churchill County

Churchill County had 12 sales of existing single-family homes, an increase of 33.3 percent from the previous month and a decrease of 25 percent from last year. The median sales price for an existing single-family residence was $372,500, up 3.5 percent from the previous month and up 31.4 percent from last year.


Storey County

Storey County had five sales of existing single-family homes, up 150 percent from the previous month and up 25 percent from last year. The median sales price for an existing single-family residence was $560,000, a decrease of 8.9 percent from the previous month and an increase of 9.8 percent from last year.


Douglas County

Douglas County had 34 sales of existing single-family homes, a decrease of 34.6 percent from the previous month and a decrease of 41.4 percent from last year. The median sales price for an existing single-family residence was $612,500, a decrease of 2.4 percent from the previous month and an increase of 5.6 percent from last year.
