Carson home prices down slightly in December

Sales of single-family homes in Carson City slowed in December compared to the previous month, and sales prices crept down both month-to-month and year-over-year, according to data released Wednesday by Sierra Nevada Realtors.
For the last month of the year, Carson had 36 sales of existing single-family homes, a decrease of 14.3 percent from the previous month but an increase of 38.5 percent from the same time last year.
The median sales price for an existing single-family residence was $507,475, a decrease of .5 percent from the previous month and a decrease of 3.9 percent from the previous year.
The existing condominium/townhome median sales price in December was $365,000, an increase of 14.8 percent from last year.
“As we head into the winter months, we expect to see a decrease in new listings as historically sellers will wait until the spring to plan their relocation,” said Robert Bartshe, 2024 president of Sierra Nevada Realtors.

SNR released data for several counties:
Washoe County (excluding Incline Village)
In December, Washoe County, excluding the area of Incline Village, saw 200 new listings and 270 closed sales. The median sales price for an existing single-family residence in Washoe County was $565,500, an increase of 2.4 percent from the previous month and an increase of 9.5 percent from last year. The median sales price of an existing condominium/townhome in Washoe County in December was $390,000, up 24 percent from last year.

Lyon County (includes manufactured and single-family residences)
In December, Lyon County had 73 sales of existing single-family homes and manufactured properties, a decrease of 17 percent from the previous month and a decrease of 13.1 percent from last year. The median sales price for existing manufactured and single-family residences was $399,000, an increase of 8.6 percent from last month and an increase of 9.3 percent from the previous year.

Churchill County
In December, Churchill County had 17 sales of existing single-family homes, an increase of 41.7 percent from the previous month and a decrease of 22.7 percent from last year. The median sales price for an existing single-family residence was $365,000, a decrease of 2 percent from the previous month and an increase of 8.8 percent from last year.

Storey County
In December, Storey County had 2 sales of existing single-family homes, a decrease of 60 percent from the previous month and a decrease of 33.3 percent from last year. The median sales price for an existing single-family residence was $459,500, a decrease of 17.9 percent from the previous month and a decrease of 61.7 percent from last year.

Douglas County

In December, Douglas County had 39 sales of existing single-family homes, a decrease of 9.3 percent from the previous month and an increase of 11.4 percent from last year. The median sales price for an existing single-family residence was $698,000, an increase of .4 percent from the previous month and an increase of 18.3 percent from last year.
