Case No.: 23 PBT 00093 1B; Dept. II ; Notice is hereby given that a private sale of real property and the hearing before the First Judicial District Court to confirm the private sale of the Decedent’s property located in Carson City, Nevada will take place on the 9th day of April, 2024 at the hour of 8:30 a.m. at the First Judicial District Court located at 885 East Musser Street, Carson City, Nevada 89701, in Department I. The property is described as 333 Territory Road, Dayton, Nevada, Lyon County Assessor’s Parcel No.: 003-302-06. The Personal Representative will sell all rights, title and interest of Stephen Russell Glass, Deceased, that the estate has acquired by operation of law or otherwise. At the sale the person presenting the highest offer to purchase the property will be selected, and after selection submitted to the Court for confirmation or approval of sale. All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least $5,000.00 may be obtained. The Court will conduct a hearing at or immediately after the sale to confirm the highest bid offered. See NRS 148.220.

Deposit: $2,000.00 

Escrow Costs: 50%Seller/50% Buyer 

Transfer Tax: 50%Seller/50% Buyer 

Appraisal Fee: Paid by Buyer 

Balance of Cash Down $14,750.00 

Title Insurance: Owner’s Policy paid by Buyer 

Offer is “court approved sale”; no warranties or guaranties. 

Buyers to pay all inspections desired. 

Escrow to close on or after days of approval. 

Bids or offers are invited for said property to and include 8:30 a.m. on the 9th day of April, 2024.
